  • WHAT DOCUMENTS DO I NEED TO PROVIDE TO LEASE A UNIT?
    You will need: - A credit report - Employment letter - 2 most recent pay stubs - 2 pieces of government issued ID - Reference from previous landlord If one of the items above does not apply to you, we can discuss! We can also help make suggestions on how to strengthen your application to the landlord.
  • I AM INTERESTED IN ONE OF YOUR UNITS. WHAT IS THE PROCESS TO LEASE IT?
    First, Rockwell will arrange an in-person property tour with you. If you are interested in leasing the unit after you have viewed it, we will create an application package for the landlord, which involves verifying who you are, and submitting various documents and pieces of information. If approved by the landlord, Rockwell will prepare a lease agreement between you (the tenant) and the landlord, for electronic signing.
  • WHO WILL BE MY POINT OF CONTACT AFTER MOVING IN?
    Rockwell Property Group will be your point of contact up until your move-in date, including: submitting your rental application, paying your first and last month's rent, and signing of the lease agreement. Once you move in, you will be dealing with the landlord and/or Property Manager for the property and making all other rental payments to them.
  • WHY CHOOSE ROCKWELL PROPERTY GROUP?
    Rockwell Property Group will research comparable units, conduct an in-person property evaluation, and offer insight on ways to increase the ROI on your property. We handle the full leasing process: tenant screening, conducting showings, marketing the unit on multiple rental platforms, transferring applicable utilities, preparing the lease agreement for signing, and producing a formal tenant package for the property owner.
  • HOW LONG WILL IT TAKE ROCKWELL TO LEASE MY RENTAL PROPERTY?
    While we lease the majority of units in the first 15 days, the length of time to lease your property depends on a few factors: 1. What condition is your property in? Is it clean and ready for new tenants or currently occupied and/or in need of repairs? 2. Is your rental rate comparable to current market value? (Rockwell can help you determine an appropriate rental rate!)
  • WHAT TYPE OF TENANTS WILL ROCKWELL PROPERTY GROUP PLACE IN MY RENTAL UNIT?
    Rockwell Property Group works with each landlord to discuss the credentials to be used in evaluating applicants for their property. These credentials include credit score, income, and landlord references. If you (the landlord) would like to be more involved in the screening and tenant placement process, that's no problem, just let us know and we can create a plan that meets your needs.
  • WHAT HAPPENS IF MY UNIT REMAINS VACANT AFTER THE LISTING AGREEMENT EXPIRES WITH ROCKWELL?
    In the event Rockwell is not able to find a suitable tenant for your rental property before the listing agreement expires, then you (the landlord) may terminate the agreement if you wish, at no cost. However, sometimes it may take a bit more time to find a suitable tenant, depending on the property, it's location, and the rental rate.
